🏡 The 5 Major Real Estate Changes to Know in 2025 🏡

Since January 1, 2025, several important measures have been introduced, reshaping the real estate landscape in France. These new regulations aim to strengthen environmental standards, improve energy efficiency in buildings, and secure sales and rentals. Here is an overview of the key changes to be aware of, especially if you are a property owner or planning to sell a property.

1. Mandatory Energy Performance Certificate (EPC) for Certain Co-Ownership Properties 🏢🔍

As of 2025, the EPC becomes mandatory for co-ownership properties with 50 to 200 units, built before 2013. This certificate assesses the building's energy consumption and environmental impact. If you own a property in one of these co-ownerships, it's essential to comply with the new regulation to avoid any delays when selling or renting your property.

2. Ban on Renting Properties Rated G ❌🏚️

Properties with an EPC rating of G, meaning the most energy-inefficient, can no longer be rented. This ban aims to combat "energy sieves" and encourage the renovation of poorly insulated buildings. If you own a G-rated property, renovation work will be necessary to continue renting it.

3. Mandatory Energy Audit for Selling Properties Rated E 📝🏠

Another new requirement for 2025 is that the sale of E-rated properties will now be subject to a mandatory energy audit. This audit provides a more detailed analysis of the property's energy performance and offers recommendations for improvement. As a seller, you will need to inform potential buyers of these results so they can estimate the necessary renovation work.

4. Mandatory Clearing within 200 Meters of a Forest 🌳🚜

If your property is located near a forest, clearing within a 200-meter perimeter becomes mandatory. This measure, reinforced in 2025, aims to prevent wildfires and protect homes. As a property owner, you must ensure that this area is regularly maintained.

5. Expiration of EPCs Issued Before July 2021 📅⚠️

EPCs issued before July 2021 will no longer be valid as of 2025. If your property has had an EPC conducted before this date, you will need to obtain a new certificate to comply with current regulations. This measure ensures that energy information provided to buyers or tenants is up to date and meets current standards.
